This is the finest creekside location in the whole county, and there is plenty of it. It is not an accident that it has been used as a family resort for more than 100 years, and it has continued to be up until the present, and will be well into the future. We are looking for a new owner to carry the vision forward. Might that be you? Please read on.

Here are the basic features of the property:
Pine Grove resort is situated in the heart of Cobb Valley, which saw the first white settlers dating from the 1860s when John Cobb erected a home just near by. Kelsey Creek runs down the hills, all year long, from Boggs Mountain creating the Cobb Valley where Cobb village is located, within easy walking distance from the resort on its way to Clear Lake at the State Park. The Creek is full and lively all year round and creates a special natural environment which all can enjoy at Pine Grove.
For many decades Lake County, and Cobb in particular was the resort destination for Bay Area folk who initially traveled to the area by stage coach.
There is a long history of families spending their summers at the resort, many installing their trailer so they could return every year to create memories to cherish. Families were made here.
Scattered amongst the towering native trees throughout the site, there are 24 cabins on the property, some of them available for short-term rental all year round, and most popular in the long summers. Others are in need of upgrading.
The property consists of three parcels, one containing all the resort housing of 22 acres, and another of 8.7 acres yet to be developed, other than the main home. Kelsey Creek runs though both parcels. A third parcel of about 0.37 acres contains the substantial spring that supplies the two pools on the property.
The property currently returns steady and consistent income as it has been for many, many decades, so it is currently income producing, but has development and income potential well in excess of that. The current resort is a strong platform on which new business can be developed, with potential to be built out in many different directions to satisfy all kinds of visions.

The property has two pools on the property, one of them over 100 years old, constructed in 1923, and both of them use entirely spring-fed water from the property's own spring, located just across the creek. The oldest pool uses water than is not treated, but flows through constantly, and, in the summer, is replaced entirely every week. This is a special attraction with anyone who might have extra sensitive skin or just want to bath in nothing more than pure spring water, and just emerging from the ground.
The larger pool totals 3,250 sf in size, is as much as 10 feet deep, and the smaller, older pool is 1,045 sf.
The pools are surrounded by large grassy areas and there is a poolside grill with a commercial kitchen which is able to sell snacks and meals to those visiting the pools. There are always a lot of visitors during the summer season hours, as It is a wonderful place to get out with your family, including picnicking around the pools. There are also changing and rest rooms.
This area could expand its use by the addition of solar heating to provide more year round bathing as well as a hot tub or a sauna that could expand the appeal and usability of the whole area.
The Pine Grove has an amazing spring! Located across the other side of Kelsey Creek, on its own parcel, it flows naturally, and with gravity into a reservoir before it is piped over the creek to the resort. This provides unlimited water for the pools, and for the lawns which create an inviting oasis that easily draws you to this area, especially in the summer, as it has for all these decades.

The most popular cabins are those that are creekside, for which higher fees can be charged. There is a total of 24 cabins. 9 cabins are currently being rented to guests. The other 15 are being held off the rental market until they can be upgraded to be more suitable. This is tremendous potential for increased income.
The cabins have names of native trees:
This is a specialist character short-term rental property that is literally in a tree and overlooks Kelsey Creek with total seclusion. It is very popular. It has a deck and view that is uniquely inspiring. Some guests say it offers the sensation of floating, or weightlessness, being with the earth, or delighting in the spirit of the tree, while not bound by it. There is a bathroom especially set aside for these guests among the facilities available to camping guests.
There are two areas that are rented for RV accommodation for up to 35 recreational vehicles. Potential development is to provide rentable RV accommodation in addition to the spaces, including with transportable tiny homes.
On the west side of the resort where the Tree House is located is a forested area that has a magical feel to it. If you want to take a walk in the woods and take a few contemplative moments with the earth in its natural state, this part of the resort welcomes you.
This is also a popular site for wedding ceremonies close to nature.
This building is on the right side of main entrance along Bottle Rock Rd and has housed a general store, a commercial kitchen and a gathering space. This building is used occasionally for meeting or gatherings, such as bingo games, or summer theatre or musical offerings, and has the potential with upgrading to appeal more broadly with more active use and ability to generate income.
This is visible from Bottle Rock Rd and is a classic two level bungalow of three bedrooms, two bathrooms home with a square footage of around 1500. It has central heating, and also a traditional stone fireplace for ambience and economy.
This home is just inside the boundary for the smaller 8 acre parcel, which is undeveloped other than containing a potential baseball diamond, and additional parking, whilst, with another 13-1400 feet of creek frontage having tremendous development potential.
There are numerous camping sites with bathroom facilities as well as outdoor cooking including a pizza oven. The current owners have also provided glamping facilities which have the potential for expanded use.
It is considerable, and obvious. Here are some ideas for the property's potential that could be elements of your vision for the property.
The zoning for the larger parcel is Community Commercial (C2) and Resort Commercial (CR), which supports usage for motel/hotel units and should allow for the construction of additional units, as well as retail, restaurant and bars.

The smaller parcel of around 8 acres has an SR zoning which allows for smaller units of less than an acre, so there is potential for subdivision. Changing the zoning to Resort Commercial would allow for expansion of the resort facilities.
